What’s Actually Growing on Your Roof
- Moss forms thick clumps that trap moisture against tiles and under ridge caps. Over time, that trapped moisture works its way into the tile surface, causing cracking, particularly during Queensland’s freeze-thaw cycles during cooler months.
- Algae creates the dark streaking most homeowners notice first. It feeds on the limestone filler in concrete and terracotta tiles, gradually breaking down the tiles’ material.
- Lichen is the hardest to remove and the most destructive. Its root-like structures (called rhizines) penetrate the surface of tiles and embed into the substrate. Left long enough, lichen removal can take the tile surface with it if done incorrectly.
- Mould spreads quickly in humid conditions, which describes most of South East Queensland for much of the year. Beyond the roof itself, mould spores can work into roof cavities and ceiling spaces if moisture entry points allow it.
Soft wash roof cleaning treats all four organisms with a low-pressure application of biodegradable cleaning solution. The treatment is left to dwell, breaking down the growth at the cellular level before a gentle rinse removes the residue. Is the cleaning solution safe for my garden and pets?
Yes. We use biodegradable, eco-friendly solutions that break down quickly. Before we start, we wet down surrounding plants and garden beds as a precaution, and we rinse the area thoroughly on completion. Once surfaces are dry, the area is safe for pets and kids. We’re always happy to talk through what we’re applying before we begin.
Why can't you just use high pressure on a roof?
High pressure on roof tiles cracks surfaces, strips protective coatings, forces water under tiles into the roof cavity, and can dislodge the bedding and pointing along ridge caps. It also tends to remove visible growth without killing the organisms, so regrowth occurs faster. Soft wash roof cleaning is slower but far safer and longer-lasting.
How long does a roof soft wash take?
Most average-sized residential roofs take 2–4 hours from setup to completion. Larger homes or roofs with heavy lichen or moss buildup may take longer. We’ll include an estimated timeframe in your quote.
What roof types do you clean?
